San Antonio, Texas (Sept. 25, 2025) — McCombs Enterprises and partners are pleased to reveal design details for the iconic Tower Life building in downtown San Antonio. The historic skyscraper, located at 310 S. Saint Mary’s St., has defined San Antonio’s skyline for nearly 100 years. It’s now being transformed into Tower Life Residences, a 244-unit luxury rental apartment building including penthouses, river-level retail space and unmatched views across the city. Tower Life Residences will open in fall 2026.
Future residents will have the opportunity to live inside a piece of San Antonio history. Completed in 1929 and listed on the National Register of Historic Places, the 31-story tower is known for its unique appearance as an eight-sided building with a green tile roof, neo-gothic design and gargoyles. Sustainability through adaptive reuse is a cornerstone of the tower’s renovation. Many of the building’s historic and ornate design elements will be retained, while all the apartments and gathering spaces will incorporate modern conveniences.

With this project, we are not just rehabilitating a historic San Antonio gem — our aim is to bring neighborhood vibrancy to the cultural heart of our city.”
Tower Life Residences will also include three penthouses. Residents will be able to enjoy one of San Antonio’s most unique living spaces, complete with wrap-around terraces. Two of the penthouses will include 180-degree views from two stories of living space, while the third will occupy the entire top two floors and offer unparalleled 360-degree views of the San Antonio skyline.
These three special units will feature double-height living rooms and mezzanines that provide a sense of openness and drama. They will be furnished with custom millwork kitchens, panel-ready appliances, spa-level bathrooms, custom closets, smart home technology, whole-home sound systems and more.
“The penthouses are designed to feel like architectural sanctuaries in the sky,” said designer Luis Miguel Martinez of Front Porch Design Group. “Each design element has been carefully selected to provide the ultimate living experience for residents.”
All residents will have the opportunity to take advantage of luxe amenities. The entire seventh floor will be exclusive to residents and include a library, lounges, bar spaces, work spaces, entertainment areas and private event rooms. The seventh floor also features over 5,000 square feet of rooftop gardens, including a dog wash spa and dog run. Additionally, residents will have a modern fitness center and a yoga/meditation studio.
